The Carfax for your home's health

Your home's living maintenance ledger.

Home inspectors turn the report they already write into a permanent, verified record of the house — and hand it to the homeowner on closing day.

$49/month, plus $25 for each property you activate. Homeowners and their contractors never pay.

A ProveMyHome property record showing each major home system with its make, model, serial number and remaining service life

You inspect homes

Upload the PDF you already produce. ProveMyHome extracts every major system, you confirm it, and the homeowner gets a record that keeps your name on it long after the walkthrough.

You own the home

There is nothing to buy and nothing to sign up for. When your inspector publishes your report, we email you a claim link that opens your Home Passport.

What homeowners get

From a 40-page PDF to a live property record

Three steps, all inside the inspector portal. Nothing is published to the homeowner until you approve it.

  1. 01

    Upload the inspection report

Add the property and its homeowner, then attach the inspection PDF. ProveMyHome reads it and proposes the major systems it finds — HVAC, water heater, roof, electrical, plumbing, appliances, structure.

  2. 02

    Confirm what the extraction found

Every AI-extracted system lands unconfirmed. You correct the make, model, serial number, install date and expected service life, flag anything that needs action, and delete what does not belong. Publishing is blocked until each line is confirmed.

  3. 03

    Publish and hand it over

Approving the property charges the $25 activation fee and emails the homeowner a single-use claim link. They set a password and their Home Passport opens — verified by your company.

Zero data entry

The report you already write is the input. Extraction pulls the makes, models and serial numbers out of the PDF so your review is a read-and-correct pass, not a re-typing job.

Home Health at a glance

Every system is scored against its expected service life. Green is well within it, yellow is past 80%, red is over 100% — or anything you have flagged as needing action, whatever its age.

Verified service history

The homeowner issues an expiring link to a contractor, who logs the work and a photo without creating an account. Entries are append-only and checksummed, so the record cannot be quietly edited later.

What the homeowner gets on closing day

A record of the house that starts complete, instead of a PDF that gets lost in an inbox. It costs the homeowner nothing, now or later.

  • Every major system, on one page. Make, model, serial number and install date, verified by the inspector who was standing in front of it.
  • Know what is near the end of its life. Each system carries a green, yellow or red status against its expected service life, so replacement is a plan and not an emergency.
  • A service history that holds up. Contractors add work through an expiring link; entries can be added but never edited or deleted, and each one is fingerprinted with a SHA-256 checksum.
  • Something to hand the next buyer. Timestamps, parts and photos for every repair, rather than a shoebox of receipts.

Verified means an entry came through a valid service link and still matches its stored checksum. It is not notarised and it is not on a blockchain.

Frequently asked questions

What does it actually cost?

Inspectors pay $49 per month for the portal, plus a one-time $25 fee for each property they approve and publish. Homeowners and contractors pay nothing.

Can a homeowner sign up directly?

Not yet. A property record has to be seeded by the inspector who examined the house — that is what makes it verified. Your access arrives as a claim link once your inspector publishes the report.

How does the report get in?

Your inspector uploads the inspection PDF to their portal. Extraction proposes the major systems and their serial numbers; the inspector confirms or corrects every line before anything reaches you.

Does ProveMyHome track warranties or recalls?

Not today. Home Health is calculated from each system's install date and expected service life, and from anything your inspector flagged as needing action. Manufacturer warranty and recall monitoring is on the roadmap, and we would rather say so than sell it early.

What stops a service record being edited later?

There are no edit or delete routes. Every entry is written once through an expiring contractor link and fingerprinted with a SHA-256 checksum covering its fields and photo, so tampering shows up as a failed integrity check.

I just use a spreadsheet. Why switch?

A spreadsheet is a claim. This is a record: seeded by a licensed inspector, timestamped, photo-backed, and append-only — which is what a future buyer's agent will actually accept.

Stop handing over a PDF that gets lost.

Seed your first property record today. Drafting and reviewing are free — you are only charged when you publish.
